These six triple-storey house designs use three levels in different ways, from separated family living to a rooftop terrace or a lower-level rumpus room. Compare the floor plans, room positions and access between levels before choosing a design for your block.

Which layout suits your site?

M4004 is listed at 302.5 m² with four bedrooms and is described for long, narrow or steep blocks. M4038-A is 340.7 m² with four bedrooms and a rooftop terrace; M4038-B is the larger 434.6 m² version. If you need five bedrooms, compare the 318.7 m² M5017. The SL4002 listing includes a basement-level rumpus room, while T4010 takes a traditional approach with the main bedroom on the upper level.

Before you buy a plan

Check the dimensions, floor-by-floor layout, stair access and the Preview Set or Working Set inclusions on each design listing. A plan described as suited to a narrow or sloping block is not automatically approved for your property. In Australia, confirm your site's access, setbacks, slope and local approval requirements with the relevant professionals before arranging any site-specific drafting.
