Hamptons and traditional house plans with your own builder

Australian House Design Group (AHDG) provides plan-only Hamptons and traditional house designs: choose PDF drawings for review or a Working Set with editable DWG/AutoCAD files for professional changes. Buying a plan does not commit you to a building contract with AHDG; arrange your own suitable designer and builder or request a separately scoped Australian drafting quote.

Start with the household layout and site, then decide which period-inspired or coastal details to retain. A facade style does not establish heritage approval, energy performance or compliance for a particular property.

Choose a layout before choosing the finish

Hamptons and traditional are useful catalogue labels, not a single floor-plan type. Compare bedroom privacy, living zones, garage position, verandah connections and circulation first. A compact single-storey design and a broad acreage layout can carry a related exterior style while serving very different sites.

Browse the Hamptons collection and traditional collection for the current range. Some designs also appear in the acreage collection. Collection membership is not evidence of unique base-design counts or suitability for every block.

Representative plans to discuss with your builder

These are catalogue examples, not reports of completed homes. Specifications below follow the product listings checked on 25 October 2026; confirm current drawings and file options before purchase.

H3007: three bedrooms on one level

H3007 Hamptons Design is listed at 193 m², with three bedrooms, two bathrooms, a two-car garage and one storey. It includes a kids' retreat, walk-in pantry and outdoor alfresco. Use it to discuss a smaller Hamptons-style layout rather than assuming the style requires a very large home.

H4003: single-level Hamptons living on a larger footprint

H4003 Hamptons Design is listed at 418.82 m², with four bedrooms, three bathrooms, a three-car garage and one storey. Its porch, entrance gallery, bay windows and outdoor entertaining arrangement provide specific features to review. Compare the footprint with the usable building area and access before selecting it for rural or wide-block use.

T4005: traditional family living with separate activity zones

T4005 Traditional Design is listed at 411.7 m², with four bedrooms, 2.5 bathrooms, a two-car garage and one storey. It includes a study, enclosed media room, kids' retreat, butler's pantry and outdoor alfresco. Compare it when different family activities need separate spaces, then assess the ongoing cost and maintenance of the chosen footprint.

T2001-A: a compact traditional alternative

T2001-A Traditional Design is listed at 102.7 m², with two bedrooms, one bathroom, a one-car garage and one storey. It provides a smaller starting point for discussing traditional character without the floor area of a larger family design. Site fit, use and approvals still need local assessment.

How stock plans and CAD changes work

  1. Prepare a short brief. Identify household needs, the usable building area and the features you want to keep, such as a porch, window arrangement or separate lounge.
  2. Compare the PDF option. The Preview Set contains dimensioned floor plans and external elevations. It supports review and early discussion, not construction or an approval submission.
  3. Confirm the editable-file option. The Working Set adds DWG/AutoCAD files. Ask the professional doing the changes to confirm compatibility before purchasing.
  4. Document the modifications. Agree any changes to rooms, openings, roof form, cladding or outdoor spaces and identify which require engineering or further assessment.
  5. Complete the project documents. Have the appropriate professionals prepare site-specific working drawings and coordinate the necessary assessments and approvals before construction.

Read the PDF vs CAD buying guide for the difference between a source file and completed site-specific drawings. AHDG's custom drafting and site-specific approval drawing service is offered only in Australia.

Country settings, period-style builds and local requirements

  • Country or acreage sites: assess orientation, access, services and any hazards before fixing a footprint. A wide verandah is not a substitute for a site review.
  • Period-inspired new homes: agree the proportions, openings and exterior materials in the brief. Do not assume a historic-looking facade proves suitability for a heritage-controlled property.
  • Coastal sites: ask your project professionals about the exposure, materials and maintenance requirements for the actual location.
  • Climate: coordinate glazing, shading and ventilation with local conditions instead of choosing these solely by appearance.

The Australian Government's YourHome orientation guidance explains why climate and site conditions determine the useful orientation. Your professional team must confirm the applicable National Construction Code edition, relevant Australian Standards and local planning requirements. A downloaded design is not automatic approval to build.

Plan-only purchase or builder-led package?

A plan-only purchase separates the design-file purchase from the construction contract. This can suit buyers who want to discuss an independent layout with their chosen team. It does not require every builder to accept supplied drawings or guarantee lower construction costs. Ask each builder what documentation they will price and whether they accept the proposed design before relying on a quote.

Can I modify or build the plan repeatedly?

Check the Copyright Agreement for your exact package. Ordinary purchases are described as licensed for one build, with separate repeat-use provisions and an exception for eligible Builders Packages with CAD files. Editable files do not automatically permit repeat builds, resale or redistribution.

Where should I start?

For a rural project, use the acreage plan-only hub to organise the site and builder handover. For a family brief, the Hamptons family-layout guide helps compare everyday room needs. Keep a record of the selected design, purchased option and proposed changes when requesting professional advice.

Digital ready-made plans are sold to Australia, New Zealand, the USA, Canada and the UK. Buyers outside Australia must arrange their own local review, adaptation and approvals.
